Helpful Information about Billing and Payments


Once you rent a unit with us, your rent will always be due on the first of every month, regardless of when you rent your unit. The first month's rent will be prorated so you only pay for the portion of the month you actually rent from us. We utilize texts and emails to communicate with you if you miss a payment. We do not send out bills via U.S. mail, but an invoice can be emailed monthly, if requested. We offer a five-day grace period. However, if we have not received payment by midnight on the 5th day of the month, a late fee will be assessed. Mailed checks and money orders must be postmarked by the 5th. Late payments may result in being locked out of the gate, as our system does this automatically, or having a manager lock placed on your unit.


We have many convenient ways for you to make a payment. You can mail it to our billing address at 6651 Drunkard Road, Jetersville, VA 23083. You can make a credit card payment online by creating an account or you can call our call center and one of our professionals will take your payment. Our software offers an auto-pay feature where we can charge your credit card at the beginning of each month so you do not have the burden of remembering to pay each month. We encourage all of our tenants to utilize our auto-pay to avoid possible late fees and being locked out of the gate.
